Our BLOCK/ESTATE MANAGEMENT service:


  • Preparation of annual service charge budget
  • Issuing invoices and collection of service charges and ground rent
  • Debt control
  • Managing a float of your funds/or your bank account for payment of day-to-day expenditure, within our              agreed expenditure authority limit
  • Organising and supervising any maintenance, insurance, cleaning or gardening contracts
  • Arranging for contractors to deal with repairs, and checking these once completed
  • Obtaining quotations for repairs, major works, maintenance contracts and insurance policies
  • Organising any major works and supervising through to completion
  • Serving formal notice of any planned major works on all lessees, under section 20 of the Landlord and                  Tenant Act 1985, amended 1987
  • To produce a forecast of estimated major expenditure over the next 5 years, and to adjust the service                     charge accordingly to build up a reserve fund with sufficient funds to cover these costs. Any adjustments             to the service charge contributions will be agreed with you first
  • Maintaining a record of all expenditure, and providing detailed statements
  • Organisation of annual accounts
  • Site inspections on a monthly basis or more frequently if necessary
  • Dealing with general management issues on behalf of the Freeholders and Leaseholders and ensuring              compliance with Company’s House statutory requirements if required
  • Dealing with Health & Safety legislation compliance
  • Company secretarial duties 
  • Recruit, supervise and manage on site staff and their payroll
  • Insurance claims
  • Attending meetings and AGM’s with you in the evening or weekend if preferred
  • Controlling communal utility accounts
  •   We also provide an in-house 24/7 emergency telephone contact, to deal with any urgent maintenance                 problems, which may occur outside of normal working hours
